Often you could find owner finance property in the local newspaper. It helps if it has a pad for a mobile home already with septic and electrical. Then add an old mobile from a mobile home park. You can rent a pick-up to haul it out for free from the park. You probably need wheels and tires from a wrecking yard. Check with state police if you need a commercial license to move it. Bare land can cost much less.

Even with owner financing, you still need an inspection and title insurance. If there's a well, you'll need to have it tested for flow and purity and be sure to check zoning and permits.
An appraisal is not a bad idea.
Very often properties that the the seller is willing to finance have serious issues that make them impossible to get bank loans on.
